The colour of a render affects how quickly a wall dries out, and that in turn affects how readily it colonises, which is a connection almost nobody makes. Dark surfaces absorb a good deal more solar energy than pale ones do. A dark grey or anthracite elevation in sunlight reaches a noticeably higher surface temperature than a white one beside it, and that heat drives moisture off faster after rain. On a sunlit wall, a darker finish therefore dries sooner and offers algae a noticeably shorter window in which to establish itself. The effect reverses entirely in shade. Without sun there is no thermal gain to exploit, so a dark north-facing elevation dries no faster than a pale one and colonises just as readily. Colour helps only where light actually reaches the wall. There is also a visibility factor working firmly the other way. Green algae on a white wall is obvious from the pavement within two or three years of appearing. The same growth on a dark grey finish reads as no more than a slight dulling and can go unnoticed for twice as long, which is precisely why dark walls are frequently more heavily colonised than they appear once a survey is finally arranged. Treatment itself is entirely unaffected by colour, though heavily pigmented finishes and anything through-coloured demand the usual caution about abrasion of the surface. Elevations at properties in Over are assessed on aspect, shelter and drying behaviour rather than on how bad they happen to look, since colour distorts that particular judgement in both directions.
Dwell time is the least visible part of a render clean and the part that decides whether it worked, so it is worth describing how it is actually judged rather than simply quoted as a number. There is no fixed period, and any contractor quoting one is guessing. The range is broadly ten minutes to an hour, and where a particular wall falls within that depends on several things assessed on the day. Surface temperature comes first. A warm elevation dries fast and the working window shortens, so passes are smaller and re-wetting is planned in. A cool shaded wall holds solution far longer and dwell can be extended without any effort. Porosity of the coating is second. Absorbent sand and cement drinks solution into the surface, which is helpful for reach and unhelpful for staying wet, so it is applied generously and topped up. Low-porosity thin coats hold solution on the face, where it works efficiently but will eventually run. The type of growth present is third. A green film responds quickly. Mature lichen needs the full period and sometimes more, because the chemistry has to travel into a structure rather than across a film. Weather is fourth, since rain arriving mid-dwell dilutes everything and the visit is better rescheduled. The operative judges all of that by watching the wall rather than a clock, which is why experience matters a great deal more than any published figure. Properties in Over are worked to whatever dwell the elevation needs on the day, and the fixed price covers however long that turns out to be.
Colour does not appear in any pricing calculation, and yet dark rendered properties do sometimes quote lower than pale ones of identical size. The reason is worth explaining. It comes down entirely to when people actually call. A white or cream elevation shows algae obviously within three or four years, so householders notice early and arrange treatment while the growth is still light. That is a comparatively cheap job: modest dilution, a single pass and no second application at all. A dark grey finish disguises exactly the same growth for a considerably longer period. Owners frequently call at six or seven years, by which time lichen has established and the treatment needed is a heavier one. That is not cheaper at all. Where a dark property is caught early, though, it frequently prices at the lower end of its band, because sunlit dark walls dry faster and genuinely carry less growth than a pale wall in exactly the same position would. So the honest advice for anyone with a dark render is to check the shaded elevations by hand rather than by eye alone, since what looks perfectly acceptable at twenty metres may well be a definite green film at arm’s length. Standard bands apply regardless of colour: £180 to £400 for single-storey buildings, £280 to £430 terraced, £400 to £620 semi-detached and £550 to £880 detached, at £4 to £8 per square metre of treated wall. Properties in Over are graded on what is actually on the wall rather than on how visible it happens to be.

Bus and coach depots present render cleaning around a fleet that leaves before dawn, returns late and occupies every square metre of yard in between. The buildings are varied: maintenance and inspection sheds, wash and fuelling facilities, parts and tyre stores, driver accommodation and messrooms, traffic offices and administration. Rendered elevations face yards where vehicles manoeuvre in tight formation throughout the day. The soiling on these buildings reflects all of that entirely. Exhaust deposits, brake and tyre dust, diesel misting and general road film bond into the render alongside ordinary algae and lichen, and elevations near wash bays carry heavier organic growth because they are permanently damp. Timing is dictated by the movements of the fleet. Mid-morning to mid-afternoon is when a depot is emptiest, with vehicles out on service, so that is the workable window on most sites. Where a depot runs continuously, elevations are phased around the parking layout and agreed with the traffic office. Exclusion zones, banksman cover and standing space are all agreed before mobilisation, since a yard laid out for coaches has very little spare room and vehicle movement takes absolute priority over everything else. Fuelling points, wash plant, electrical and charging installations and any pit or inspection area are identified and excluded from the working area. Pro Clean Xtreme issues documentation ahead of mobilisation: risk assessments, method statements, COSHH data sheets and public liability certification. Depot and engineering managers responsible for premises in Over can arrange a survey covering every rendered building, a written specification and a fixed price with a phased programme.

Lindsay and her colleague did a fantastic job on my home and for such a good price. Whilst I try my best to maintain cleanliness, as a dog boarder my home can quickly feel out of control and myself overwhelmed. Lindsay and her colleague literally made my house a home again in a fantastic clean standard. It feels like my home again and smells amazing. There was nothing they missed!! They were brilliant and I will be using them again.Posted on Google Nicholas HodgeTrustindex verifies that the original source of the review is Google. Thank you Mark and Callum for an excellent job done and a great result! I have no hesitation in recommending this company to anyone thinking of having their roof cleaned. They arrived on time, carried out the work very efficiently, were very friendly and courteous, worked hard and did a great clean up after a very dirty job removing a considerable layer of moss on my roof. Best of all they used a ‘cherry picker’ which meant no scaffolding or access towers and were able to reach every part of my roof to the highest point. Well done to you both.Posted on Google Kerry MantleTrustindex verifies that the original source of the review is Google. A thorough and excellent job well done. Great value for money.
