Black limestone needs careful cleaning because unsuitable pressure or the wrong nozzle can etch and permanently mark the surface. We use a controlled method for delicate stone and only use a turbo nozzle where the surface is suitable.
Black limestone often appears deep black when wet but can dry to a duller grey finish. We therefore recommend considering a suitable sealing treatment following cleaning.
We assess its material, age, condition and previous treatment before choosing the equipment and pressure.
The final result depends on the surface’s age, condition, previous treatment and level of wear. We set realistic expectations before the work begins.
Black spot may require professional post-treatment after the initial steam clean. We can attempt to improve oil and rust staining, but complete removal cannot be guaranteed.
Existing damage, fading, permanent staining and surface wear may remain visible. Loose, cracked, sunken or damaged slabs and blocks are not repaired as part of the standard cleaning service.
We take before-and-after photographs, check the cleaned and surrounding areas, clean nearby windows if they are affected, and remove waste generated by the work.
Block-paving re-sanding and optional sealing require sufficiently dry surfaces and suitable weather, so these stages may be completed on a return visit.

In many cases, yes. Send clear photographs of the complete area and access, together with your property address. We’ll use Google Earth where possible to estimate the size. If anything needs checking more closely, we’ll arrange a site visit.
A professional black-spot treatment can be applied where required. We can also attempt to improve oil and rust staining, but complete removal cannot be guaranteed because some stains penetrate the surface.
Re-sanding the joints with kiln-dried sand is included with our block-paving cleaning service and requires a return visit once the surface is dry. Two coats of Smartseal acrylic sealer can be applied as an optional extra, subject to suitable weather and surface conditions.
